- We reach out to those partners of agents and sellers and get a discounted quote for the houses (and the transaction commission if it exists).
It will end up with properties that were more expensive than your budget but you can now buy them because they match your criteria well or you save on something that matches your budget and criteria.
- Following up with you to start purchase and sale agreement.
- Walkthrough the property and making sure all given condition is exactly as initially anticipated.
- Following up with you to walkthrough the property the second time yourself if needed.
- Follow up with the title company/escrow/attorney and make sure everything is fine including any liens or back taxes on seller side and get your earnest money deposited so we’ll make sure you’ll have an equity before closing.
- Follow up with you to make sure you’ve completed the earnest money deposit with the title company.
- Submitting affidavit of memorandum to your county which keeps your new home equity and prevent the seller to go behind you and sell to someone else (after they sign the contract to sell and got the EMD).

Propertys location and zip code, Home type, preferred number of beds and baths, garage spots, basement or not, pool or not, your budget range, has a view or not, and any other preferences.
We also can help you reduce the costs if you already have a property you found on-market that matches your criteria and your budget, or even if the property if very nice but a bit higher than your budget!2.
Pay initial deposit refundable deposit $500 prior to signing with us.

Once properties are found, We start the property selection phase with our partners and deliver to you a brief about your best options from different agents we work with.
4.
We start negotiation with them until we have a better home deal that saves you money.
We’ll collect the remaining due for the package once agent accepted the offer.
5.
Start the purchase agreement, the walkthrough, coordinate until transaction is completed.
